The area boasts many of Auckland's most sought after homes including a number of cliff-top and waterfront properties. Although many of these properties have high price tags, it is possible to purchase affordable family homes with excellent views close to some of the country's best schools and within easy driving distance of downtown Auckland. All properties are within 10 – 15 minutes drive of 6 safe beaches, superb schools, medical centres, bus services; the area is geographically compact. Arterial Motorways, the Auckland City proper, the Airport and major industrial centres are all proximal.

The bulk of homes sold in the area sell within 10% either way of the median sale price of NZD$560,000 +/-. This translates to the majority of sales of 3 or 4 bedroom properties selling between $500,000 and $700,000. However, there are 2 bedroom properties available from just under $300,000, and a wide selection of larger homes and lifestyle blocks available up to prices of $2,000,000
and more.

There is also an enormous diversity of types of properties available. High density housing has become popular with many people opting for a secure gated enclave, while others desire simply a smaller section to maintain. A recent addition to the area is the development of multi storey apartment complexes in the heart of Howick featuring total security, including the Monterey and Selwyn Apartments. These developments sold out before completion. Further developments are currently under construction including apartments over the old Foodtown site and a new complex behind Picton Street in Parkhill Road.

There is an equivalent diversity of peoples and cultures, Eastern Beaches appeals to migrants new to Auckland whether from overseas or from other New Zealand centres. Blessed with large shopping centres and variety of local village centres, there is no shortage of great places to sup a latte or a social bevvy. Restaurants and cafes offer any ethnic cuisine that takes your fancy with tariffs to suit all budgets.

Approximately 68% of the 38,000 dwellings in the area are separate homes, testament to the New Zealand preference for ownership of a home and section package. Most properties have provision for outdoor living or courtyard areas, used primarily for outdoor barbeques during Auckland's relatively warm summers.

The rural area surrounding the residential areas is mainly subdivided into 5 acre plus 'lifestyle' blocks. These areas, Whitford and Clevedon are mainly home to persons who desire the best of country living without actually farming. These properties seldom come on to the market under $850,000 and are more likely to be in the vicinity of $1,000,000 to $5,000,000.

Interestingly, the conservative, aspirational nature of the residents is reflected in the investment performance of the area. The graph below illustrates the steady progressive increments in the median sale price per property in the area since 1992 moving from $160,000 in 1992 to $560,000 in June 2011.
