Agreement Preparation
After the tenant has been selected and 'screened', The Star Real Estate Limited team will immediately seek your final approval before preparing the necessary Residential Tenancy Agreement documentation. Our primary concern at this stage is to ensure that your rights as an investor and landlord are fully protected. Therefore, our team is fully conversant in all related legal matters, and will thus ensure that the Residential Tenancy Agreement and the lodgement of Rental Bond is completed accurately and efficiently
Inspections
Initial Inspection
To protect your investment, Star Real Estate Limited will conduct a thorough condition report prior to a new tenant moving into your property. If so instructed, our team will compile photographic records of the property to be used as a reference during the tenancy period. The Initial Inspection and photo reports will be referred to at the end of tenancy to guarantee that the distribution of Rental Bond is fair and accurate.
Regular Inspections
Bi-annual or quarterly inspections of your property keep you up-dated on the condition of your investment. Each visit is documented. You are welcome to accompany us on any such inspection or to arrange one suitable to your schedule. Any specially arranged viewing must be carried out with regard to current Tenancy Laws
Pre-vacation Inspection
Termination of a tenancy can often be a trying period for investors. At Star Real Estate Limited, we prefer to view termination as an opportunity. Our Pre-vacation Inspection ensures that suitable access and inspection times can be arranged. It allows us to re-evaluate rental value, and to adjust in accordance with local market values. It also gives you plenty of time to consider any necessary renovation or maintenance tasks that may be needed prior to new tenancy.
Final Inspection
To determine the accurate Rental Bond refund, the Star Real Estate Limited team will conduct a thorough Final Inspection. Again, photographic evidence may be compiled to ensure that your rights are secured.
Collecting Rent
Star Real Estate Limited give tenants no excuse when it comes to prompt and regular rent payment. All Star Real Estate Limited tenants are encouraged to pay rent by automatic payment either on a weekly or fortnightly basis to ensure consistent payment. Payments may also be made at our office, in which case a receipt will be issued.
Monitoring Arrears
Tenants in arrears are contacted by our team on a regular basis. If they fail to fulfil the terms of their Tenancy Agreement, ie to have rent paid In Advance then they can be issued with a "Ten Working Day Letter To Comply". If this is not heeded then a formal application to Terminate the Tenancy is forwarded to the Tenancy Tribunal with your approval. Any application is carried out in accordance with the requirements of the Residential Tenancy Act. You may rest assured that in such a situation, we will not hesitate to protect your rights and serve your interests.
Maintaining the Property
If left unattended, repairs and maintenance of your investment property can eat a sizable hole into your annual returns. The Star Real Estate Limited team know just how important it is to keep on top of all maintenance issues. As a result, our team maintain a strong and close relationship with tenants, making sure that all repairs are fulfilled to your instruction. You have every right to expect that emergency repairs and essential services are attended to as soon as humanly possible, and we make sure that those expectations are met. All maintenance is recorded, and repairs are debited from rent monies held in Trust. All relevant invoices are included in your regular Rent Statements for future reference.
Outgoings
Our comprehensive Management Agency Agreement ensures that arrangement can be made to pay all standard property outgoings from your rental payments. Council rates and insurance can be paid at your request as well as Water Rates (where not separately metered) are included in this category.
Reviewing Rent
Getting the most from your investment often means getting the highest rent for your property. Our team will constantly monitor market fluctuations and values, taking into account similar properties in your area, general condition and property maintenance and local vacancy rates. As we treat each property and each person individually, we will also consult with you, discussing the quality of the tenant and the length of tenancy before suggesting a justified increase in rent.
Tenant Management
It is our experience that the best way to protect the interests of our investors and landlords, is to maintain a strong relationship with our tenants. As such, we make sure to keep tenants informed of their rights and obligations under the Tenancy Agreement.
Accounting
To ensure that you are kept up to date on the state of your investment, Star Real Estate Limited will provide you with a detailed monthly statement outlining the previous rent period, collected rent and any transactions made (ie repairs, outgoings). All rent monies will be deposited by direct credit into the account of your choice for maximum ease and convenience.
Disputes
Our policy and approach to disputes is one of prevention rather than cure. We, the Star Real Estate Limited team pride ourselves on our strong communication skills, and believe that open, honest dialogue throughout the entire tenancy period is usually enough to keep disputes at a bare minimum. (usual disputes arise over rent increases, maintenance costs and Rental Bond dispersal.) However, we also admit that disputes are often an unavoidable aspect of the Property Management industry, and we therefore provide our clients with full support during any resolution process. If a dispute can not be resolved through negotiation, the Star Real Estate Limited team will immediately act to ensure that your case is fully documented before proceeding to the Residential Tenancies Tribunal hearing.
Annual Statements
To assist you with taxation issues and accounting, the Star Real Estate Limited Property Management team will, over and above your monthly statements, prepare and provide you with an annual Financial Report at the end of the Financial Year if you so require. By 'going the extra mile' here, we will hopefully save you a great deal of time and unnecessary stress.
Legal & Insurance
As previously stated, the Star Real Estate Limited team are fully conversant with all legal aspects and requirements directly related to your investment property. We will ensure that your property and your tenancy agreement is compliant with all government legislation.
